The future of the construction industry is intelligent, networked and, above all, automated. At digitalBAU 2026 in Cologne, Felix Grau and Sven Walter unveiled the next evolutionary stage of NOVA AVA: the far-reaching integration of artificial intelligence into NOVA AVA through the new digital assistant Neo.

Neo will revolutionize your construction cost management and construction management by automating processes, performing complex analyses and making routine tasks faster, easier and safer. Not as an AI gimmick or a nice add-on – but deeply and seamlessly integrated into NOVA AVA, highly performant and 100% data protection compliant.

Neo will first be available in a beta version from summer 2026. Today we want to take a look at the alpha version of our AVA AI, which is already quite advanced.

Much more than just a feature

Neo will be more than just a new feature in NOVA AVA – it will be a companion that supports you in your day-to-day construction work. The main goal is to take construction cost management to a new level with NOVA AVA AI. Imagine being able to speed up time-consuming research with just one click, automatically price Bill of Quantities, check VOB compliance or assign cost groups. All these tasks, which previously required a lot of time and manual work, are now done for you by Neo.

The integration of AI in construction cost management is the key to greater efficiency and safety in your projects. Neo will cover a range of typical use cases in construction cost management.

This AVA KI can reduce construction costs – and how!

Construction cost management with Neo is not just a bit of fun – it is a comprehensive solution for almost all important tasks relating to the determination, calculation, checking and invoicing of construction costs. NOVA AVA KI not only takes a lot of work off your hands, but also helps you to avoid costly mistakes.

Semantic BOQ check and BOQ conformity

Traditional AVA systems check specifications for missing prices or quantities. Neo goes a decisive step further and carries out a semantic check to ensure VOB conformity.

  • Example: You check a service item. Neo recognizes that a brand name is mentioned in the tender, but the decisive addition “or equivalent” is missing. NOVA AVA KI immediately alerts you to this VOB violation before you get into trouble.

Automatic price suggestions and market price check

You have a service item without a price and want to know what it can realistically cost.

  • Action: You select the item and start the agent: “Make me price suggestions for the selected items.”
  • Result: Neo returns realistic market prices in a matter of seconds, which you can of course adjust and edit.
  • Variance analysis: You can also ask Neo: “Are the prices for the painting work reasonable?”. Neo compares the prices and provides you with a clear conclusion, for example: “Attention: 15 to 20 percent above the realistic market price”. This is precise AI construction cost management.

DIN 276 cost group allocation in seconds

The service items must be allocated correctly for your client’s cost calculation in accordance with DIN 276.

  • Action: You ask Neo: “Please give me back the appropriate DIN 276 cost group number for the service items.”
  • Result: Neo analyzes each individual service item, compares it with DIN 276 and enters the appropriate cost group numbers in the table.
  • Transparency: All results generated by the NOVA AVA AI are highlighted in purple. This allows you to see immediately which data comes from Neo and which from you.

BOQ summaries for a quick overview

A large BOQ received via GAEB no longer needs to be printed out in full and read through manually.

  • Action: You type a prompt like: “I don’t have a plan. You tell me what’s going on.”
  • Result: Neo analyzes the complete context of the bill of quantities – including all preliminary remarks, notes and items – and provides you with a concise summary. This includes details such as the project type (e.g. renovation of the residential building), the execution period (e.g. May to July ’25) and the most important items.

Invoice verification in just a few seconds

Checking an unstructured PDF invoice from a contractor is a classic time waster. Normally, you have to manually compare quantities, unit prices and ordinal numbers in order to fulfill your obligation to check invoices.

  • Action: You simply give the system the contractor’s PDF invoice and let Neo compare it with the BOQ data contained in NOVA AVA.
  • The process: Neo is able to read, understand and analyze the unstructured PDF file and then compare it with your AVA data.
  • Result: You receive a detailed comparison of the variances with quantity and price variances for each item. The results are displayed to you in graphical form. What used to take hours is now done in a few seconds with NOVA AVA KI.

Supplementary audit for substantive justification

Is a notified addendum justified in terms of content?

  • Action: Instead of manually studying the entire BOQ, the technical preliminary remarks and the already agreed addenda, you simply ask Neo whether the notified addendum is justified on its merits.
  • Result: Neo analyzes the entire contractual context and delivers a clear decision proposal.
  • Example: Neo could tell you: “No, this addendum is not justified. The technical preliminary remarks explicitly state that the preparation of the installation documents will not be remunerated separately.” You can reject the addendum immediately or, conversely, accept a justified addendum.

Own agents and automated workflows

The list of issues that Neo can address for you on a project or Bill of Quantities is almost endless. But certain topics recur with every new project or Bill of Quantities. That’s why NOVA AVA AI allows you to create your own agents and your own prompt library. This allows you to prompt questions that come up again and again with just one click.

With every new project, certain work processes are repeated. With Neo, you can automate them – even if they are multi-stage and complex:

  • Example: You can define a sequence that comprises several steps. For example: “Neo, here is a GAEB file. Create a project, import this GAEB file, render the construction documentation into a PDF file and highlight all items that involve steel.”

Immediately on the spot – just as you need it

You can use Neo in two ways: Either via the chat window, which you can call up at any time to ask questions about projects, invoices and Bill of Quantities, for example. Or – and this is where the true strength of Neo comes into play – you can use the ready-made AI agents that are available to you directly within an application. For example, if you are currently in the Bill of Quantities, you will find an AI assistant trained on BOQs that you can use to solve BOQ-specific tasks immediately. You can even start it directly from a service item – simply by right-clicking.

AVA KI – Manages more than just construction costs

Neo is not just limited to construction cost management. Construction management also benefits massively – especially when it comes to defect management and construction documentation.

Regardless of whether you are taking stock of a refurbishment project or identifying defects as part of the acceptance process – the documentation must be quick and precise.

  • Action: You take a photo on the construction site.
  • Prompt: You say to Neo: “Here’s a photo. Please create a defect or a ticket of what needs to be done.”
  • The AI process: Neo starts the optical image processing, AI analyses and exchange with NOVA AVA in the background.
  • Result: The result of the analysis lands directly as a ticket in NOVA AVA’s construction management system. The category (e.g. window) is automatically assigned, the photo is attached and the defect is described once briefly and once in detail.
  • Completion: By clicking on “Send e-mail”, the responsible contractor receives an e-mail and access to the ticket in order to rectify the defect and, if necessary, report the status as “completed” with a new photo.

Support with system issues

Neo also serves as a support assistant. If you do not know how a process works in NOVA AVA, the NOVA AVA AI can search the manual.

  • Example 1: You ask how to export a GAEB file. Neo explains that you must first navigate to “Output”, then select the “GAEB” button and choose an output format.
  • Example 2: Your colleague does not see a BOQ. Neo checks the authorization system and gives you the exact instruction: “First, the access authorization must be activated. Go to Projects > Settings > Accesses > Authorization”

Support for questions regarding the operation of the system is another essential component of NOVA AVA KI.

Specialized AVA AI models

At Neo, we don’t rely on generic AI models that – like a big car wheel – somehow get you from A to B, but know little about how to get there. Instead, at NOVA AVA we train our own specialized models, so-called AVA models. Like small, manoeuvrable skateboard wheels, they are perfectly designed for our ground, construction cost management – in other words, they are specialized. With these AI specialist models, Neo is able to master the specific requirements of construction specifications and BIM perfectly.

All data – here to stay!

When using AI, data protection and data security are paramount, especially in the sensitive environment of construction projects and tenders. NOVA AVA sets the highest standards here and is taking a unique approach.

No connection to external providers: We deliberately refrain from connecting to large, mostly external and non-GDPR-compliant AI providers. Your sensitive construction and billing data does not leave Germany.

Our own NOVA AI Hub: To ensure data sovereignty, we have developed our own NOVA AI Hub in the data center in Frankfurt. This small technical marvel communicates with NOVA AVA exclusively within the same data center. This ensures GDPR compliance and an interface that does not establish an external connection.

Neo is coming free of charge – and soon

The construction cost AI Neo will become an integral part of NOVA AVA – at no extra cost to you. So you can relax and look forward to a pioneering new construction cost management and construction management function.

As of today (April 2026), Neo is in the alpha version. We are currently pursuing the following schedule:

  • Beta launch: The beta version will be available to all NOVA AVA customers and interested parties as early as summer 2026, probably August 2026.
  • Go-live: The full live version is expected to be rolled out by the beginning of 2027.
